We believe the key to a good working relationship is excellent communication.
From the Initial meetings until your home is completed we are there to answer your questions and help you along the way.
Insignia’s Design team is friendly and approachable and nothing is a problem for them.
We will work with you to ensure you are getting the result that you are after; we provide clear precise documentation and open communication paths through all the trades to achieve the desired end result.


Initial Contact

Initial contact can be made by any of the mediums on our Ask Mike or Contact Us pages.
After Initial contact has been made we will arrange a time to meet with you and discuss your design and site requirements in the site investigation stage.


Site Investigation

Site Investigation involves our free no obligation initial consultation, we will meet with you to discuss your requirements and discuss the site we are to be working with, we will talk through potential design solutions and effects that the environment will have on the design.
We discuss the project budget, sun benefits, existing structure restrictions for alterations and council consent / planning requirements for the site.
As noted above this is a free consultation with no charge to you and no obligation to utilise our services, the intention of this meeting is for you to meet us and talk through your requirements.
From this stage we will prepare our brief outline and fee structure.


Brief & Fee Structure

The Brief and Fee Projection are prepared from our initial meeting to present to you.
At this stage we will outline all the design and consent stages required for your project, we explain these processes through for you so that you have a complete understanding of the process.
At any stage you can ask questions and view past projects that are similar in nature to your own to get a feel for the process.


Concept Plan

Once you are happy with the Brief and Fee Structure we prepare the Concept Plans for you.
We ensure that your home is compliant with the local council requirements and that it fits comfortably within its site constraints.

A typical Concept Plan consists of:
·    3D external views
·    Proposed Elevations
·    Proposed Site Plan and Preliminary Landscaping Layout
·    Proposed Floor Plans for each Floor.
Once the Concept Plan is complete you can view your home in live 3D on our in-house presentation screen, this viewing capability allows you to see all aspects of your new home to ensure there is no angle unseen.

Concept Plans are presented to you in colour printed hard copies, these plans are prepared to scale and show locations of furniture, doors, windows, fireplace, and all internal hardware.
We also provide to you an email PDF copy of the plans to send to friends, family and potential builder’s to review.
The internal room spaces are sized for you to check suitability prior to entering the next stage of the design process.
We assist at this stage to liaise with a builder or quantity surveyor to obtain an estimate of the construction costs to ensure the proposal fits within your budget.
At any time during the Concept Plan stage we can make design changes or additions.
We ascertain at this stage if the design requires any Additional Consents (ie. Neighbours Consents or Resource Consents) we obtain these at this stage to ensure full compliance of the design as we move forward on the remaining stages.
Once you are happy with the Concept Plans we move onto the Working Drawings.


Working Drawings

From the developed concept plan we design and detail the required working drawings for building consent application and construction process.
We will organise for any contractors required for the project to be engaged and will ensure that all forms of the design are compliant with the New Zealand Building Code and associated requirements.
A typical set of Working Drawings Consists of (all developed from the Concept Plan):

·    Site Retaining Locations and Designs
·    Proposed Floor Plans of Each Level
·    Proposed Structure and Bracing Plan
·    Proposed Plumbing and Services Plan
·    Proposed Concrete Slab / Floor Joist Layout of Each Level
·    Proposed Roof Framing Layout of Each Level
·    Proposed Cross Sections
·    Proposed Structural Details
·    Proposed Construction Details
·    Proposed Cladding Details
·    Preparation of Building Specifications
·    Preparation of Bracing Calculations
·    Preparation of H1 Calculations
·    E2 Risk Matrix Validation
·    Truss Design and Producer Statement

Consent Application Plans and Specifications are presented to you in hard copies and an email PDF version.
We will liaise with you through the Working Drawing stage to ensure materials we are using suit your lifestyle choices and provide the efficiency that you require.
We will explain the added benefits of certain materials and things to be aware of for long term maintenance in relation to others.
Once complete we will run through the plans with you to ensure you are 100% happy with the plans and specifications prior to Building Consent Application.


Building Consent

At the Building Consent Stage we will prepare all the Consent Forms for you.
We undertake the Consent Vetting meetings on your behalf and follow the Consent through the Council process’s answering any clarifications or questions they may have in relation to the design.
We will keep you up to date with the processing requirements of the council and the expected dates of consent approval.


Additional Consents

If an additional consent is required at any stage we will organise these for you or work with you if you would like to undertake them yourself.
These Consents may be Neighbours Consents for any day lighting or side yard encroachments to Resource Consents for Non Complying Activities in accordance with local district plans.
If these are required we will notify you at the earliest stage possible and explain you through the process.


Construction Support

We firmly believe that the design process does not stop once the Building Consent has been approved.
We provide clear and accurate documentation for construction but we are always available for consultations with builders or yourselves to ensure all aspects of the design are met.
We have no problems answering questions on the designs and are more than happy to help out in any way possible.
